COUNTRY:
Typically level to flat with only a slight fall. Soils are a mix with stronger Brigalow/Belah at the western end (1/3) & the balance being more of a lighter sany loam to redder chocolate bulloak and box country. To suit mixed use grazing/cultivation operation with better farming country, lighter quick responding country and some transitional soil types.

242ha cultivation (of which 80ha regrowth and will require re-raking & ploughing)

WATER:

Both newer constructed fences and older original fences which are in poor order.
Subdivided into 7 main paddocks, with the cultivation and grazing mainly being fenced separately.
A mixture of some newer 5 wire fence, 2 wire electric & 3 plain with a barb on top, some newer hinge joint & barb wire fencing, older dog proof fencing to the eastern side which
is part renovated/part original. There is also some very old ring lock & netting and plain wire fences.
